1. The first step is to get fully pre-approved. This is very important because it will allow you to know how much home you can afford and what your maximum purchase price will be. During the pre-approval process we will verify credit, income, assets, VA eligibility and any other special circumstances to be sure you are fully qualified and take all the guessing out of the home buying process. It may seem cumbersome gathering your documents for this process but it’s very important that we have a full picture to give you the best information and service possible. All of our pre-approvals are run through automated underwriting initially to be certain no surprise unforeseen issues pop up later in the process. Additional and/or updated documentation and explanations may be required for final underwriting
2. Once you are fully pre-approved it’s time to find a real estate agent and start shipping for a home. We work with many area professionals and can help pair you with the right agent to meet your personal and military needs to make sure you are getting the most out of your well-deserved VA Loan benefits
3. After you find the perfect home, your real estate agent will help you put together an offer and negotiate contract details with the seller. We’ll make sure your agent is knowledgeable and ready with all needed information.
4. Processing, Underwriting & Closing. Once you have an accepted offer your loan officer will order an appraisal for the property through the VA to ensure the home is move-in ready and that you are getting good value for the price you have negotiated. While we await the appraisal our processing team will be taking care of title, insurance, taxes and other back end items and preparing your file for final underwriter approval. The underwriter is responsible for ensuring all information provided is accurate and fits within VA guidelines, reviewing all documents and requesting any additional items/clarifications/explanations if needed. After the underwriter approves your file, any conditions they request must be met prior to being able to close on the home and take possession. After the underwriter has given your file the ‘Clear to Close’, your title and escrow team will schedule your closing appointment for signing final VA loan paperwork and finalizing the purchase of your home.
